We do not publish a price list, because two roofs on the same street can cost very different amounts. Here is what actually moves the figure โ and how to get a fixed price for yours.
Why we quote every roof individually
Any figure on a website is either so wide it is useless or so narrow it is wrong for half the houses that read it. A Victorian mid-terrace in Tredworth with a hidden parapet gutter, a 1950s semi in Matson with a hip roof and a 1980s detached house in Abbeymead with a flat-roofed garage are all different jobs. So we come out, survey it free of charge, and give you one fixed price in writing.

What makes a roofing job cost more or less

| Size and shape | Area is only the start. Hips, valleys, dormers and chimneys all add cutting and detail work. |
| Access and scaffolding | A terrace front onto a narrow pavement, a rear only reached through the house, or a three-storey villa all change the scaffold. |
| Material | Natural slate, clay plain tile and concrete interlocking tile differ in material cost and in how long they take to lay. |
| What is under the covering | Rotten battens, decking or rafter ends only show once the old roof is off. We price likely issues up front where we can see them. |
| Leadwork | Chimneys, valleys, bays and parapet gutters all need lead, and lead is labour-intensive to dress properly. |
| Conservation requirements | In conservation areas โ especially the Article 4 areas โ like-for-like materials may be needed. |
| Waste and disposal | Stripping a whole roof fills skips; on tight streets that can mean more trips. |
| Time of year | Short winter days and wet weather can stretch a job; we build realistic timings into the quote. |
Typical cost drivers for each service
Roof repairs
Mainly access and how many places need attention. A few slates reached from a roof ladder is a very different job from a ridge needing scaffold.
Re-roofing
Roof area and complexity, material choice, scaffold, and the condition of the timbers once stripped.
Flat roofs
Area, deck condition, whether falls need correcting, and whether insulation is required.
Leadwork
The code and amount of lead, and how much existing work has to come out first.
Guttering & roofline
Run length, material, storeys, and whether timber behind the fascia needs replacing.
Emergency work
We give you the make-safe cost on the phone; the permanent repair is quoted separately.
How to compare roofing quotes fairly
- Check each quote says what material will be used, not just “re-roof”
- Ask whether scaffolding, skips and VAT are included
- Check whether new membrane, battens and leadwork are part of the price
- Ask what happens if rotten timber is found โ and at what rate
- Get the guarantee in writing, and read what it covers
- Be wary of any price given without someone looking at the roof
