Signs a roof needs replacing rather than repairing
Slates sliding across whole slopes
One or two slipped slates is a repair. When they are going all over, the nails have failed throughout โ a classic sign on Gloucester’s Victorian terraces.
Perished underlay
Older roofs often have no membrane at all, or bitumen felt that has turned brittle and torn at the eaves. Daylight in the loft is a giveaway.
Sagging or soft battens
Rotten battens will not hold new fixings. If we can push a screwdriver into them, patching only buys time.
Repairs every winter
If you are calling a roofer every year, the money is better spent once.
Spalled or delaminating tiles
Some interwar and post-war tiles flake with age and frost. Once they start, they keep going.
Changing what is on the roof
Solar panels, a loft conversion or new rooflights are a good moment to renew the covering underneath.
Choosing the right covering for the house
Natural slate. The default on Gloucester’s 19th-century houses. Welsh slate came into the city through the Docks, and it still suits the terraces of Barton, Tredworth, Kingsholm and the London Road villas. Good natural slate is a long-term roof; what fails is everything around it.
Plain clay tile. Common on Edwardian and interwar houses, and noted alongside slate in several of the city’s conservation area appraisals. Small tiles, double-lapped, with a distinctive texture that concrete substitutes do not copy well.
Concrete interlocking tile. Practical and economical on the 1950sโ1980s estates where it was the original covering โ Matson, Tuffley, Abbeydale, Abbeymead. We will not fit it in place of slate or clay in a conservation area where that change needs consent.
Stone slate. A Cotswold tradition rather than a city one. If you have a stone-slated outbuilding or cottage on the edge of town, we will talk you through specialist options honestly.

How long does a re-roof take?
A typical terraced or semi-detached house is usually around one to two weeks once scaffolding is up, depending on weather and what we find under the old covering.
Can I stay in the house?
Yes. We strip and re-cover in sections so the roof is never left open, and sheet it up at the end of every day.
Do I need planning permission?
Usually not for like-for-like replacement. In conservation areas, and especially in the two Article 4 areas, changing the material may need consent. We check before quoting.
Can my old slates be reused?
Sometimes. If they are sound we can sort and re-use them, often on the front slope, topping up with matching slate.
What does it cost?
